Block Management
Efficient property services for apartment blocks of any scale
Our experience in block management goes way beyond just maintaining living spaces — we have built a knowledge bank that covers everything a well-maintained block needs in order to be safe, compliant, expertly maintained and financially overseen. Our apartment block services include scheduled cleaning and general maintenance, redecoration of property entrances and hallways and ensuring machinery and lifts have regular risk assessments. The safety of staff and residents is always high on the list, with residential block H&S services provided by our support network.
Apartment blocks have evolved into complex buildings, often with additional and specific considerations such as leisure facilities, function rooms and concierge parcel tracking — and we have the right block property systems and processes in place to deliver whatever is required.
What is a Property Lease?
Woodstock Management Ltd understands what our clients and residents are looking for in terms of maintaining the highest standards of living. Apartments are sold on a Leasehold tenure and come in many shapes, sizes, and locations, from new build blocks to converted warehouses, to commercial properties. When you purchase a leasehold apartment, you’re purchasing everything internal beyond your front door, including a balcony if you have one.
So who owns the building?
It’s the freeholder that usually owns the whole building from top to bottom including the land the building stands on. The freeholder is usually the person responsible for the maintenance and any repair works required for the general upkeep of the property. These costs are recoverable through the service charges that the leaseholders pay quarterly.

To achieve the level our residential property management clients expect, our qualified Woodstock management teams ensure high standards of maintenance and repairs for all external areas such as green spaces, grounds maintenance, parking, as well as block communal areas. Contractor Property Services
Confidence in contractor choice
Woodstock Management team oversee contractor management. Whether it is a regular cleaning contract or replacing the roof, we take the same amount of care in ensuring our contractors are competent, properly insured, safe and provide value for money for our clients.
Before starting work on a property or development managed by Woodstock management, all contractors:
- Are vetted (offering professional services, including project services, health and safety advice, and surveying)
- Submit site-specific risk assessments and method statements (RAMS) for the work to be carried out
- Are issued with Permits to Work, where necessary
Approved contractor list
Sourcing contractors with a good health and safety record allow our property teams, and the residents on the properties we oversee, to be confident that the work is carried out safely. We maintain a list of approved contractors who are approached to tender for the work. Woodstock Management Ltd will not accept shortcuts and do not always select the cheapest quote. Instead, we prefer to work with competent, reliable contractors who are available locally to us wherever we are and provide value for money for our clients.

Financial Management
Protecting our clients’ and customers’ investments
Our financial services include the preparation of budgets, organising billing and the collection of service charges from service charge property. We also advise on insurance policies and claims, and our property services system maintains up to date records of all transactions made.
Service charge
The collection of service charges is of course the cornerstone of our role as a service charge management company. Without the payment of service charges, there are no funds to deliver the services on a development. Our service charge team are experienced in the management of service charges from ensuring that service charge demands are sent out well in advance of the due date, to a robust but pragmatic credit control process for overdue accounts.
Woodstock management uses an industry recognised software system that supports both financial and property management operations.
